As a Construction Manager, our effort starts on your project long before construction begins. Working with the design team and engineers, we provide frequent cost estimates on the project while the design is still forming. Allowing everyone to see how design changes will impact the project gives you greater control over cost and schedule. We also use our extensive construction experience to see if there are less expensive methods or materials. This is Value Management. Our average Value Management savings is 7% of the client’s total budget. For example, we found the Canyons School District a $2.9-million savings on excavation costs for their Corner Canyon High School (photos left).
Then we bid the project to qualified subcontractors. Our pre-construction estimates are typically within a tight 2% (plus or minus) of the final bid amount that comes in.
At the end of the pre-construction phase, together we develop a Guaranteed Maximum Price (GMP). Exactly as it sounds, you enter into the construction phase with confidence you will get the best building for the dollar, and that the dollars won’t change. Indeed, we have never gone over an agreed upon GMP.
